Rent VS Buy

A very common question people have in the UAE, is whether they should rent property or buy. It would be interesting to see different opinions, and the reasoning behind it.
Personally, I have had mixed feelings regarding this. Some people say, if you rent for 12 years in the country, its as if you had bought the apartment. Well, that doesn't factor in cost of a mortgage, maintenance, fees etc.. which for a 15 year mortgage, add up to a hefty amount.
Share your thoughts, as its definitely interesting to many newbies and even older residents in the UAE.

Buy a Property and rent it out! in my case, i acquire a unit in my home country paid 25% out of my pocket and the rest i out on a mortgage on the bank but i am renting out the unit so i pass the burden to my tenant that pays my monthly amortization.after a couple of years i may sell the property or rent it out all through out with the advantage of passive income
Its better to buy a property studio or one bedroom apartment and rent it
